Licensed contractor assessing water damage in bathroom during real estate transaction

Water Damage & Real Estate Transactions

Water Damage Found Before Listing, During Escrow, or After Closing

Water damage discovered during a real estate transaction — before listing, during inspection, during escrow, or after a buyer takes possession — requires a licensed contractor. ParagonCA evaluates the damage, provides written scopes and estimates, and completes the reconstruction throughout California's Central Valley.

What ParagonCA does

Licensed reconstruction after water damage — not mitigation, not mold testing, not insurance adjusting.

Water damage is one of the most common issues that surfaces during real estate transactions. A leaking shower pan, moisture behind tile, water-damaged subfloor, or a plumbing leak that went undetected can stop a transaction, require negotiation, or become a post-closing repair obligation.

ParagonCA Remodeling (CSLB #1066959) handles the construction and reconstruction side — demolition of damaged areas, subfloor and framing repair, waterproofing, tile, drywall, and finish work. We provide written scopes and estimates suitable for escrow documentation and seller disclosure.

We are a licensed remodeling and reconstruction contractor. We do not provide emergency water extraction, mold testing or remediation certification, insurance claim handling, real estate advice, appraisals, or legal services. If active water intrusion or mold remediation is required, those steps happen first — we handle the reconstruction that follows.

ParagonCA handles reconstruction — not emergency mitigation or insurance claims.

We do not provide water extraction, mold testing, mold remediation certification, insurance adjusting, or claim handling. We provide contractor evaluation, written scopes, estimates, and completed reconstruction work. Transaction outcomes, closing timelines, and insurance coverage are outside our scope.

Active water intrusion or mold?

If active water intrusion or mold remediation is required, those steps happen first through a licensed mitigation or remediation company. ParagonCA handles the reconstruction that follows. Call us at (209) 502-5997 to discuss your situation.

When water damage surfaces

Water damage at every stage of a real estate transaction.

Water damage can surface at any point in a transaction. The stage it appears at affects who is responsible and what needs to happen next — but the reconstruction work is the same.

Before Listing

Sellers or listing agents discover water damage — a failed shower, moisture behind tile, or a damaged subfloor — before the property goes to market. Addressing it before listing avoids inspection findings and buyer negotiations.

ParagonCA evaluates the damage, provides a written scope and estimate, and completes the reconstruction before the property is listed.

During Inspection

A home inspector identifies water damage, a failed shower pan, moisture intrusion, or damaged framing. The inspection report triggers a repair request or negotiation between buyer and seller.

ParagonCA reviews the inspection findings, provides a written estimate for the construction-related items, and completes the approved work within the escrow timeline when possible.

During Escrow

Buyer-requested repairs, lender requirements, or additional findings during escrow require contractor-level water damage reconstruction before closing.

ParagonCA provides written scopes and estimates for escrow documentation and completes the approved work. We coordinate with agents, sellers, and transaction coordinators.

After Closing

A buyer takes possession and discovers water damage that was not fully addressed before closing — a leaking shower, hidden moisture, or a damaged area that requires reconstruction.

ParagonCA evaluates the damage, provides a written scope and estimate, and completes the reconstruction. We work directly with the new owner.

How it works

From damage report to completed reconstruction.

Contact us as early as possible — escrow timelines move quickly and reconstruction scope depends on what we find on-site.

01

Tell us what happened and send available photos or reports

Use the form below, call us at (209) 502-5997, or email [email protected]. Describe the property, the damage, and the transaction stage. Send photos, the inspection report, or any mitigation documentation you have.

02

ParagonCA reviews the construction and reconstruction needs

We identify the items that fall within our licensed contractor scope — failed waterproofing, damaged subfloor, drywall, tile, and plumbing-related reconstruction. We follow up to discuss what we found and what the timeline looks like.

03

Site evaluation when necessary

For water damage that requires direct assessment — hidden moisture, structural damage, or work that cannot be scoped from photos alone — we schedule a site visit. We assess the actual conditions and provide a written scope and estimate based on what we find.

04

Written scope and estimate

We provide a written scope of work and estimate suitable for escrow documentation, repair addenda, and seller disclosure. We are clear about what is included, what is not, and what the timeline looks like.

05

Approved reconstruction is scheduled and completed

Once the scope is approved, we schedule the work and complete it. We coordinate with agents, sellers, buyers, and transaction coordinators as needed and provide documentation of completed reconstruction.
